What is a guarantor (Garant)?

The garant (guarantor), sometimes called the caution, is a person who undertakes to pay a tenant's debts to the landlord. The guarantor is therefore obliged to pay the rent and service charges if the tenant fails to pay.
To be eligible, the guarantor must:

  • Be French, or work in France
  • Be on a permanent work contract
  • Have an income of at least three times the monthly rent of the desired accommodation

What can I do if my guarantor doesn’t meet these three criteria?

Two options are available: you should always ask your landlord for their preference, as some will prefer Visale and others Garentme.

Visale : 

The guarantee that facilitates access to housing. The Visale guarantee is a free guarantee offered to tenants by Action Logement. It covers the payment of rent and damage to the main residence in the event of the tenant's default. If all your documents are in order, your certificate will be delivered to you within a week.

To be eligible, you must:

  • Be under 30 years old
  • Have proof of a visa application (if you are not European)

Garantme:

Garantme helps you find your flat by acting as a guarantor for you. Our role is to reassure landlords about your profile and your ability to pay your rent every month.

  1. Apply online at garantme.fr 
  2. Receive your Garantme certificate within 24 hours
  3. Start your search: Make it clear that Garantme is your guarantor. Contact bailleur@garantme.fr or call +33176410204.
  4. Activate the issue of the guarantee: Once the landlord has approved your request, activate the guarantee by paying the Garantme Pack (3% of your total rent with the Kedge discount)

  5. Sign your rental contract! Well done, you’ve succeeded. 

Do I need to pay reservation fees?

Your landlord will ask you to pay an application fee or rental fee. These fees are used to finance the services provided: preparation of the rental file, inventory of fixtures, etc.
 You may have to pay between 75€ and more than 500€ depending on the geographical area and the agency. 

Watch out

If the owner or lessor asks you to pay a fee by cash mandate, ria.... this is a scam. 
If you are the victim of a rental scam, contact the police immediately to file a complaint.

My landlord is asking me for home insurance?

The flat must be insured from the start of your lease. For example: if your lease starts on March 1 but you arrive on March 2,
the flat must be insured from March 1. 

Where can I get insurance?

  • If your landlord is an estate agency, you can ask if they also offer this service (which is usually the case).
  • You can ask your bank in France or French insurance company.
  • You can go to ADH and take out formula 2 or 3 with civil liability included.

Am I eligible for CAF (government financial assistance)?

To be eligible for this assistance, you must meet certain conditions relating to your status as an applicant, your accommodation and your resources. Use the CAF simulator to test your eligibility.
The CAF offers three different and non-cumulative housing allowances. For more information: https://www.caf.fr/  

  • APL (Allocations Personnalisées au Logement – Personal Housing Allowance), 
  • ALF (Allocations de Logement Familiale – Family Housing Allowance) 
  • ALS (Allocation de Logement Sociale – Social Housing Allowance). 

As soon as you have signed your lease contract, you must apply directly for the Aide Personnalisée au Logement (APL) from the Caisse d'Allocations Familiales (CAF), under the heading "aides et services". The APL is not retroactive.
